TOWN OF AMENIA PLANNING BOARD
NOTICE OF AVAILABILITY OF DRAFT SCOPE AND PUBLIC SCOPING SESSION
PLEASE TAKE NOTICE THAT the Town of Amenia Planning Board has made a Draft Scope available for review and comment and that a public scoping session pursuant to the State Environmental Quality Review Act and its regulations, 6 NYCRR Part 617 (collectively “SEQRA”) will be held for the Proposed Action described below. The Draft Scope is available for inspection and the scoping session will be held in the Town Hall, 4988 Route 22, Amenia, New York on Wednesday the 22nd day of October, 2025 at 7:00 p.m., or as soon thereafter as the matter may be heard. The purpose of the scoping session is to consider public and agency comments on the Draft Scope for the environmental review of the proposed 27-lot Keane Stud Subdivision and conceptual 23-lot residential build-out of ±605.7 acres of land located partially along Old Route 22 and partially along Depot Hill Road on Tax Map Parcel ## 403720 and 212034 (the “Proposed Action”).
PLEASE TAKE FURTHER NOTICE THAT the Planning Board as SEQRA Lead Agency previously issued a Positive Declaration for the Proposed Action, finding that it may have potentially significant adverse environmental impacts and that a Draft Environmental Impact Statement (“DEIS”) must be prepared. At its September 25, 2025 meeting, the Planning Board resolved to circulate a Draft Scope for the DEIS to involved and interested agencies, to make it available to the public, and to schedule the public scooping session.
PLEASE TAKE FURTHER NOTICE THAT at the scoping session the Planning Board will consider all oral and/or written statements from all persons and agencies interested. The purpose of the scoping session is to discuss the potential significant adverse environmental impacts which must be evaluated in the DEIS. A Final Scope as approved by the Planning Board will become the outline of the DEIS. Persons may appear in person or by agent. Upon the acceptance by the Planning Board of a complete DEIS, a formal public hearing will be held by the Planning Board pursuant to separate notice. Copies of the Draft Scope and the application for the Proposed Action may be inspected at the Town Hall and also online at https://ameniany.gov/current-applications-under-review/.
PLEASE TAKE FURTHER NOTICE THAT written comments on the Draft Scope can be submitted to the Planning Board until the close of the scoping session on October 22, 2025 and may be submitted via mail, email or by hand delivery to Judith Westfall, Planning Board Secretary, 4988 Route 22, Amenia, NY 12501 at 845-373-8860 ext. 122 or at jwestfall@ameniany.gov.
